How It Works

Our Design-Build Remodeling Process

A remodel on a Brentwood, Bel-Air or Palisades property is a large, layered job, so we run every one in the same fixed order — one contract for design and construction, held by the two owners from the first walk-through to the final inspection. Here is how a kitchen, bath, ADU or whole-home project moves along, and where you approve it before it moves on.

How It Works

How a Brentwood Remodel Comes Together

  1. 1

    Submit an inquiry or call

Describe the project you have in mind — a rough picture is plenty to get going.

  2. 2

    We visit the property

One of the owners walks the home, measures, and talks the project through on site.

  3. 3

We design it with the architect

Measured drawings and a 3D design to approve before anything is ordered.

  4. 4

    Permitting and engineering

Plans go to LADBS for plan check, with engineering where the lot needs it.

  5. 5

    We begin the build

Demolition and rough-in, inspections, then cabinetry, tile and finishes.

  6. 6

    Phased payments tied to milestones

Payments follow completed, signed-off milestones — not one lump sum up front.

Step by Step

What Each Step Involves

1
You start

Submit an inquiry or call

Ring (424) 369-0310, answered any hour, or send the quote form with a short description of what you are picturing. Nothing is priced on that call and there is no obligation; the point is for us to understand the property, the scope and your timeline before a visit is arranged.

2
The visit

We visit the property

We come to the home, walk the space, take measurements and photos, and work through what the finished kitchen, bath or addition needs to do. On Brentwood's canyon lots and Bel-Air estates that is also when the property's own constraints surface — a bearing wall, hillside grading, or the Chapter 7A fire-hardening rules a wildland-interface lot carries.

3
Design

We design it with the architect

The plans and a 3D design are drawn up with the architect so you can see the layout, the finishes and the flow before committing. The written scope is built alongside them, which is the whole point of one design-build contract: the two owners who priced the job are accountable for the drawing you approve and the home that gets built from it.

4
Approvals

Permitting and engineering

We submit the drawings to LADBS for plan check and pull the permit before demolition. Where the job moves walls, adds a storey or sits on a hillside, structural and foundation engineering is worked in, and Title 24 and CALGreen compliance is documented up front rather than bolted on later.

5
Construction

We begin the build

With the permit issued, one team runs the site: protecting the standing home, demolition, framing and rough-in for the trades, the inspections that sign each stage off, then the finish work — cabinetry, stone, tile, fixtures and lighting — built to the approved plans and the fixed written scope.

6
Milestone-based

Phased payments tied to milestones

You pay in stages as milestones are reached and signed off, so each payment matches real progress on the build. The schedule is set out in the written agreement before work starts, and the price agreed there is the price billed — a changed number only ever comes through a change order you approve first.
